When looking into the kinds of inspections you should be running before you, say, buy a new house, you may have come across sources advising you to look into booking a thermal inspection. But what is a thermal inspection? What are they for, and how are they conducted?

What Is a Thermal Inspection For?

Thermal inspections are a type of home inspection done using a thermal imaging camera, after a regular inspection has already been done. Thermal imaging cameras pick up heat signatures, which can help our inspectors pick up on cold spots in the walls — usually indicating abnormal pooling spots of water — that may have been impossible for us or the other teams of inspectors to notice with the naked eye. This can ensure we catch a growing problem in your existing residence, or that you can go into the next steps of purchasing a home armed with knowledge of the challenges you may be facing if you buy the property.

The way that we conduct a thermal inspection is that we flood all of the pipes in the property with water. In a piping system that is functioning properly, this water will pass through the system, and our thermal imaging cameras will not pick up anything out of the ordinary. However, if there are any leaks in the pipes, the water being flushed through the system will pool and leak, causing cold spots that will be picked up on the thermal imaging camera.
